I began searching for a good apartment to invest in around Whitefield, Bangalore, in March this year. Most properties I came across were either exceedingly expensive or located in less-than-ideal areas. It was disheartening to see inflated prices for matchbox-sized apartments, a trend not just in prime locations but even across Bangalore’s outskirts.
This project appeared on my phone feed just when I was struggling to find a suitable option. The sales process, handled by Raghavendra and Shashank for unit B10003 (a 1,516 sq. ft. apartment on the 10th floor), was refreshingly professional. There were no exaggerated marketing pitches — the conversations were straightforward, and they guided me through every detail of the legal documentation.
The documents looked clean during the initial assessment, and I proceeded with the advance payment while my SBI loan was being sanctioned. I was impressed by the project’s pricing, amenities, and low-density design. To further assess quality, I visited one of their other projects in Arakere, which reinforced my confidence.
What stood out most was the absence of flashy advertisements or false claims. It felt like the developer was channeling their budget into the project itself, which I appreciated.
Unfortunately, due to personal reasons involving a potential relocation outside Bangalore, I couldn’t move forward. I informed them over email, and with minimal follow-up, they processed my advance refund with agreed deductions — a fair and reasonable outcome.
Overall, I found this project to be a solid investment opportunity. If you’re looking for a new apartment or investment, I’d recommend it. The location is ideal, with Samethanahalli just a few meters away and Kadugodi Tree Park Metro within a 6 km radius.

Really liked the Anahata project. It was a hazzel free experience for me. Divya helped us in taking the right decision. There was no compulsion, she clearly explained the project, payment structure and left us with the decision making. Finally she helped us in selecting the best available flat.
I liked the flat options with various sizes, thoughfully designed homes with spacious balconies, and the open space that is planned for the entire project.
I have recently visited the project and the constuction is going on at full speed.

I recently visited Ishtika Anhata, a residential apartment project in Bengaluru, and was impressed with the overall planning and ambience. The project offers a calm and well-organized living environment with thoughtful design and good use of space. The surroundings feel peaceful, and the location adds to its appeal. It seems like a promising option for anyone looking for comfortable and quality residential living.

They got very spacious flats with generously designed balconies. At an affordable prices compared to the nearby projects at no compromises. All the modern amenities are there. Location is just perfect, need not travel more than an hour to reach ORR or any shopping malls, hospitals. They have great staff in sales, specialty Manoj who catered to all our queries and doubts. Ultimately we made a booking, the process was very smooth. Their construction already started and can actually check the quality which is outstanding. My main concern was that they are a new player in this large-scale projects, but Ishtika already have an upcoming massive project in another 1km from this location for which they have to showcase their elegance in this one showcasing thei build and trust.
